Town and Country Planning (Development Management Procedure) (England) Order 2015 NOTICE UNDER ARTICLE 13 OF APPLICATION FOR PLANNING PERMISSION Proposed development at: Land at Cokerhurst Farm (to the north of the A39), Quantock Road, Wembdon, Bridgwater, Somerset, TA6 7QA, Take notice that application is being made by: Cavanna Homes and Martin Grant Homes For planning permission to: Hybrid planning application comprising: (i) outline planning permission for up to 675 dwellings, a neighbourhood centre to comprise flexible commercial floorspace (retail up to 500sqm (A1-A5) and/or community uses (D1)), 2.2ha site for up to 2 Form Entry Primary School and bus gate/emergency access via Inwood Road with associated infrastructure, landscaping and works; and (ii) full planning permission for the erection of 238 of the total dwellings with the formation of two new means of access onto A39, a pedestrian and cycle link onto Wembdon Hill, public open space, parking and landscaping Local Planning Authority to whom the application is being submitted: Sedgemoor District Council, Local Planning Authority address: Bridgwater House, King Square, Bridgwater, Somerset TA6 3AR

Any owner of the land or tenant who wishes to make representations about this application, should write to the council within 21 days of the date of this notice.

Statement of owners' rights: The grant of planning permission does not affect owners' rights to retain or dispose of their property, unless there is some provision to the contrary in an agreement or lease. Statement of agricultural tenants' rights: The grant of planning permission for non-agricultural development may affect agricultural tenants' security of tenure.

'Owner' means a person having a freehold interest or a leasehold interest the unexpired term of which is not less than seven years. 'Tenant' means a tenant of an agricultural holding any part of which is comprised in the land.
