Town and Country Planning (Development Management Procedure) (England) Order 2015 NOTICE UNDER ARTICLE 13 OF APPLICATION FOR PLANNING PERMISSION
Proposed development at land east of the Wilmslow-Handforth Bypass (A34) and south of Manchester Airport Eastern Link Rd (A555), Handforth. I give notice that Engine of the North Limited is applying to Cheshire East Council (the “Council”) a Hybrid Planning Application for a new mixed-use settlement for The Garden Village at Handforth, comprising: a) Part 1 - Outline Planning Application; including: demolition works (unspecified), around 1500 new homes (Class C3), new employment uses (Classes B1 and B2), new mixed-use local (village) centre (Classes A1 - A5 inclusive, C1, C2, D1, D2), new green infrastructure, and associated infrastructure. All detailed matters (appearance, means of access, landscaping, layout, scale) reserved for subsequent approval. b) Part 2 - Full Planning Application for Initial Preparation and Infrastructure Works (IPIW); including: ground remediation and re-profiling, A34 access works and internal highway general arrangements, village centre high street (roadway and bell-mouths), utilities, replacement of footbridge on A34 (adjacent Coppice Way roundabout) with new bridge, green infrastructure, and other associated infrastructure. Any owner* of the land or tenant** who wishes to make representations about this application should write to the Council at Development Management, Town Hall, Market Place, Macclesfield SK10 1EA within 30 days of the date of this notice. * “owner” means a person having a freehold interest or a leasehold interest, the unexpired term of which is not less than 7 years, or, in a case of development consisting of the winning or working of minerals, a person entitled to an interest in a mineral in the land (other than oil, gas, coal, gold or silver). ** “tenant” means a tenant of an agricultural holding any part of which is comprised in the land. Date: 30 January 2019 Statement of owners’ rights The grant of planning permission does not affect owners’ rights to retain or dispose of their property, unless there is some provision to the contrary in an agreement or in a lease. Statement of agricultural tenants’ rights The grant of planning permission for non-agricultural development may affect agricultural tenants’ security of tenure.
